The most important advantage of the Collocation Facility at One Summer Street is that the facility is truly carrier neutral and offers more diverse connectivity than any other facility in New England. Collocating companies may choose from any of the more than 35 domestic and international carriers who provide IP transit and voice services either through lit circuits or through the provisioning of dark fiber. True network redundancy is easily achieved. By offering clients the ability to choose and connect to any fiber network provider that has space in the Building, tenants receive the best possible transit costs due to competition for their transit business. The Building began offering Collocation space and limited managed services in 2001. Since that time, Collocation has expanded dramatically, with Markley expanding the footprint of the available Collocation space from 1,848 square feet to 26,440 square feet to accommodate the growth in Collocation clientele. To satisfy the requirements of the rapidly expanding Collocation customer base, Markley invested heavily in Collocation infrastructure. The Collocation facility is equipped with the following features:

Multiple fiber entries into the Building provide true fiber diversity, not multiple providers riding the same conduit as is the case at many other facilities.
The Notifier Fire Alarm System provided within the Technical Space includes smoke detection pull stations and a dry sprinkler system. This system is tied into the base building head-end and monitored 24/7 by building security. In addition, the building contracts with Congress Alarm Company to provide off-site monitoring and backup to the main system.
The Building’s electrical system has four separate primary feeders in a network configuration from multiple utility substation transformers. Power entries are on Washington Street and on Chauncy Street . Primary power is 13,800 volts. Two explosion proof NSTAR transformer vaults located on the B-2 level house four 1250 KVA transformers which step the primary power down to 480 volts. Twelve bus ducts in two diverse, dedicated risers bring the power to electrical closets on each floor. The building has access to two different sub-stations. As an additional precaution, the Building has feeds from multiple transformers from the different sub-stations.
The neutral Collocation space is supported by two (2) 1515 KW Caterpillar diesel generators, a 5,000 gallon fuel supply located in a monitored, spill proof vault with associated pumps and two (2) one hundred gallon day tanks in a fire rated enclosure adjacent to each generator. The main tank has duplex pumps and is designed to provide 72 hours of backup power at full load.
The Technical Space is equipped with a dedicated 4,000 amp buss duct splitting into two 2,000 amps services, feeding two Liebert UPS systems. The power is then transformed into 120 volts and distributed in A & B service throughout the Technical Space. Monitoring is supported by Cutler-Hammer’s PowerNet Core Device Control System which is monitored 24/7. This system records voltage, amperage, phase to phase natural and ground.
Heating, ventilation and air conditioning ("HVAC") service in the Technical Space is provided by twenty one 20 ton Liebert Upflow units which serve the space exclusively. The Collocation facility has sufficient air conditioning to maintain the technical space temperature at 68 to 70 degrees. HVAC is monitored 24/7/365 by Landlord. Landlord shall also maintain N+1 Redundancy with respect to the Technical Space HVAC Equipment. The two (2) duplex glycol VFD/Pumping systems are backed up by generator.
The Building has 24/7 manned security, extensive video surveillance, card key controlled elevators and a biometric fingerprint recognition system supporting the neutral Collocation space.
The Collocation facility floor supports loads of 150 lbs. per square foot without any need for additional support.
