One Summer Street is our flagship data center facility, centrally located in Boston.

Since acquiring the Boston building, Markley has invested more than $150 million, developing it into a preeminent, master-planned data center and telecom facility. Home to more than 40 domestic and international carriers such as France Telecom, Qwest, Comcast, and Level (3), One Summer Street is considered the most significant data center/telecommunications facility in the entire New England region.

Cooling Systems

  • Cooling systems: Heat-rejected, chilled water, chilled glycol, DX style refrigerant.
  • Supports: In-row cooling, liquid-cooled cabinets, and traditional CRAC units.
  • Abides by ASHRAE TC 9.9 standards.

Loading/Elevators

  • Secure underground loading docks.
  • 2 oversized freight elevators with capacity up to 8,000 lbs.
  • Separate passenger elevators for tenants and guests.

Rooftop Dunnage Platform

  • Covers approximately 100,000 sq. ft. for tenants' equipment.
  • 4 ft of clearance underneath for access and airflow.

SAS 70 Type II Certified

One Summer Street has been certified as a SAS 70 Type II facility, which indicates that this organization's control objectives and activities have been thoroughly audited and are held to an AICPA standard.

Strategic Location

One Summer Street is centrally located in Boston. Markley strategically selected the property for conversion because of its unmatchable location with abundant and reliable power. Also, no competing property has such an advantage in terms of fiber connectivity with eight redundant fiber entrances. The proximity to all major fiber routes provides a centralized location where all fiber backbones and other providers can meet, connect and exchange data and voice traffic over their networks, unlike anywhere else in the New England area.
